What Ringwood houses ask for
- Shade is harder on paint than sunEveryone expects the sunny wall to fail first. In Ringwood it is usually the opposite: the south side sits in shade under trees, never dries out properly after rain, and the coating stays damp for days at a time. A film that stays wet loses its grip, and mould and lichen take hold on top of it. That wall almost always needs more preparation than the sunny one.
- Gum trees do three things at onceThey drop leaves into gutters, they keep the roof wet, and they cover everything below them in sap and grit. Blocked gutters back water up under the fascia, which is where rot starts. Any exterior job out here begins with clearing and washing rather than with paint.
- Roofs grow thingsConcrete and terracotta tile roofs on the shaded pitch collect moss and lichen, and both hold water against the tile. Left long enough it lifts the surface and works into the laps. It is washed back under high pressure first, and only then does anything go on. This is the most common roof job in the outer east and the most satisfying to look at afterwards.
- Timber windows on post-war homesHouses from the fifties through the seventies out here still have their original timber frames and sashes. In a damp, shaded position those swell, the paint cracks at the joints, and water gets into the end grain. Sanded back, any soft timber cut out and made good, primed and finished properly, they last another couple of decades. Painted over, they rot from the inside.
- Damp shows up inside tooBathrooms, laundries and south facing bedrooms in these houses often carry mould in the ceiling corners, especially where the insulation is old. Treated and sealed before repainting, otherwise it comes back through the new coat within a season.
- The eastern weather runs laterRain hangs around out here longer than it does closer to the city, and surfaces take longer to dry. That affects scheduling more than most people expect: we work to when the surface is actually dry rather than to when the rain stopped.
The shaded side is where the job is
If you only look at one part of your house before calling anyone, make it the side that never gets sun. This is what to check.
- Look for growth, not fadingDark patches, green tinge, small circular spots on the render or boards. That is lichen and mould, and it needs killing and washing off, not painting over.
- Push a thumbnail into the window sillsOn the shaded side, sills and the bottom rails of sashes are where damp collects. If the timber gives, it is soft and needs cutting out. Caught early it is a small repair, left alone it is a new window.
- Check the gutter line above itOverflowing or blocked gutters send water down the same strip of wall every time it rains. No coating survives that, so the gutter gets sorted before the paint.
- Stand back and look at the roof pitch that faces away from the sunThat is where the moss is. If it is there, the roof is holding water and the tiles are the job, not the walls.
- Then look inside the same roomsSouth facing rooms under those trees are where interior mould turns up. If the outside is damp, the inside usually needs attention at the same time, and doing both in one visit costs less than doing them a year apart.
