Painters in Berwick
Large two storey homes on estates that are now twenty and twenty five years old, and a small historic centre that predates all of them. Most of the work here is a second repaint rather than a first, and most of it is high off the ground.

What Berwick houses ask for
- Second repaint, not firstThe estates here are older than the newer growth corridors. A house built in the late nineties or early two thousands has usually been painted once already, often about ten years ago and often by whoever was cheapest. That means the question is no longer what the builder used, it is how well the last job was prepared. A second repaint over a badly prepared first one fails faster than the original did.
- Two storeys change everything about the jobMost homes here are double storey with tall entry voids and high gable ends. That puts a large part of the facade out of ladder reach, which means scaffold or a lift, and access is the part of the quote people are surprised by. It is also why upper walls, upper windows and high fascias are so often skipped by cheaper quotes: they are simply hard to reach.
- Render on the front, brick on the sidesThe standard build here is rendered feature walls across the front elevation and face brick down the sides. Render needs cracks cut out and made good and takes a different coating from brick, and the join between the two is where you can see straight away whether a job was done carefully.
- Big entry voids insideTwo storey homes here come with double height entries and stairwell voids, which are the hardest interior surfaces in any house: nothing reaches them from a normal ladder, and cutting a straight line at five metres takes a proper setup. Most interior repaints in this suburb stall on exactly this wall.
- Colorbond, garage doors and the front fenceOn estate homes the metalwork is a big part of what you see: sectional garage doors, fencing, gates and downpipes. These take a metal system rather than the wall coating, and refreshing them alongside the render changes the whole street presentation for a fraction of a full exterior.
- The old town is a different house entirelyAround the original village end of Berwick there are period homes and older brick cottages that have nothing in common with the estates. Ornate plaster inside, timber windows, and preparation that has more to do with age than with access.
Getting to the top of a two storey house
Access is the quiet half of every quote in this suburb. It is worth understanding what you are paying for, because it is where corners get cut.
- Ladder, lift or scaffoldA single storey house is ladders. A double storey with a void over the entry usually needs a lift or scaffold on at least one elevation. That is not padding in the quote, it is the only way the top metre gets the same coats as the bottom.
- Ask what happens to the upper windowsUpper storey window frames are the first thing dropped from a cheap quote, because reaching them properly costs money. They are also the first thing to fail, since they take weather with no shelter.
- High gable ends and the top of the renderWhere the render meets the roofline is out of sight from the ground, which is exactly why it gets missed. It is also where water runs down the wall.
- The stairwell void insideSame problem indoors. If a quote for an interior repaint does not mention how the void gets reached, it is because nobody has thought about it yet.
- Do the whole elevation while the access is upOnce scaffold or a lift is on site, the cost of also doing the fascia, the upper windows and the high render is small. Coming back for them separately means paying for access twice.
