- Original brickwork is a finish in its own rightMany houses here have tuckpointed or face brick facades that were never meant to be coated. Painting them is a decision that cannot be reversed cheaply: once brick is coated it has to be recoated forever, and the original pointing is gone under it. - Deep verandahs and heavy timber joineryFront doors with sidelights, timber posts, brackets, valances and floorboards on the verandah. These are the most looked at surfaces on the house and they take the weather off the street, so they are finished as a set rather than whatever gets reached.
- Heritage controls in parts of the suburbSome streets sit under heritage overlay, and what applies varies by address. We check with the council before quoting external colours instead of assuming, because on a facade of this value it is the one mistake that is genuinely expensive to undo.
What should not be painted on a period facade
On a house like this, the things left alone matter as much as the things finished. This is what we will talk you out of.
- Sound face brick and tuckpointingIf the brick is in good order, coating it removes original detail permanently and commits you to repainting it forever. If it has already been painted, that is a different conversation and there are honest options.
- Terracotta and unglazed tile detailRidge caps, finials, tessellated verandah tiles. These were never coated and paint on them looks exactly like what it is.
- Original leadlightCut in around it by hand. Paint on the lead itself is a repair job for someone else later.
- Stone sills, thresholds and stepsBluestone and sandstone are finishes, not undercoats. They get cleaned, not covered.
