When the paint keeps lifting off the same wall
Some walls have been repainted three times and failed three times. That is not bad workmanship repeating itself, it is a wall being asked to do something paint cannot do.
- Paint sits on top of water, it does not stop itA coating is not a barrier against moisture arriving from behind. Put a good film over a wall that is still feeding moisture through and the water simply collects underneath until it pushes the film off. The better and tighter the paint, the faster it fails, which is why the expensive option often lasts less time than the cheap one did.
- The height of the damage tells you which problem it isMoisture rising through the wall stops at a fairly level line, usually somewhere under a metre, and it runs along the whole wall rather than in one patch. A leak makes a shape instead: a stain wider at the bottom, or a run under a window or a pipe. Condensation goes for corners, the tops of walls and the cold side of the room. Three different causes, three different fixes, one identical looking blister.
- The salt does the damage, not the waterWater travelling through old brick carries dissolved salts with it and leaves them behind at the surface as it evaporates. Those crystals grow, and they are what actually lifts render and paint away from the wall. It is also why the powdery white bloom keeps coming back after being wiped off: wiping removes the deposit and leaves the supply.
- We will not seal a wet wall to hide itThere are products that will hold a damp wall looking respectable for a season or two. Using one without saying so means you pay us now and pay somebody more later, usually for a bigger repair than you started with. If a wall needs a builder or a damp specialist before it needs a painter, that is what you get told, at quoting, in writing.
- Most of it is not a damp problem at allFar more often the wall is fine and the failure came from something ordinary: painting over a chalky old coating, coating over grease near a stove, laying enamel onto glossy enamel with no sanding, or a filler that was never sealed. Those are preparation faults and they are entirely fixable in the normal run of a job. Worth saying plainly, because damp gets blamed for a great deal that it did not do.
- Everything else can go ahead anywayOne difficult wall is no reason to halt a whole job. We can finish whichever rooms and elevations are sound, leave that wall prepared but unfinished, and come back for it once the cause is dealt with. It costs a little more than doing it in one visit and far less than painting it twice.
Down toward the river

- Ground that falls toward the riverBlocks on this side run downhill toward the Yarra and the parkland, and cool wet air settles at the bottom of that fall overnight. A rear wall down there dries hours later than the same wall would two streets up the hill. It does not make these houses bad, it means the back of the property behaves differently from the front and gets assessed separately.
- Brick laid before damp courses were normalPlenty of the older houses here went up when a physical barrier low in the wall was not yet standard, or they have one that has done its time. Moisture then travels upward through the brick and the render. Paint has no say in that at all, and knowing whether a wall is doing it changes the entire scope of a job.
- Subfloor vents that got built overThe little cast vents around the base of an old house are there to keep air moving under the floor. Over a century, garden beds get raised, a concrete path gets poured, a deck goes on, and half of them end up buried or blocked. It is the commonest cause of damp trouble we come across, it is often the cheapest to fix, and nobody thinks to look because it is at ankle height behind a shrub.
- Wet rooms cut into dry housesThese homes were built with the bathroom and laundry outside or barely inside, and both got brought in later. The walls around them were never meant to take steam. That is why the paint above a shower recess, behind a laundry trough or across a bathroom ceiling gives out years before anything else in the house does.
- Everything looks fine in FebruaryDamp problems go quiet through a Melbourne summer and reappear after the first proper run of wet weeks. A house inspected in high summer can show nothing at all and then lift in August. If you know a wall has misbehaved before, say so at quoting even if there is nothing to see, because it changes what we prepare for.
