Painters in Preston
Three different houses on the same street: a Californian bungalow from the twenties, a brick veneer built for a migrant family in the fifties, and a walk up block of flats between them. Each one asks for a different job.

Bungalow, brick veneer, or a block of flats
- Three eras on one streetPreston went up in waves and was never rebuilt. A Californian bungalow from the twenties can sit beside a brick veneer put up for a migrant family in the fifties, with a cream brick block of flats across the road from both. Those are three different jobs with three different preparations, so a quote here has to say which house it is looking at instead of pricing the street.
- On a brick veneer the paint is all trimMost of these houses are not painted brick at all. What takes a coating is the eaves, the fascia, the gutter line, the window frames, the garage door and the porch. That is a great deal of narrow work and almost no wall, so the exterior gets counted in metres of trim rather than by the footprint of the house.
- Steel window framesHouses of that age often came with steel casement windows. Once the coating has failed, rust travels underneath it and keeps pushing the next coat off. Those frames have to come back to clean metal and take a primer made for steel before anything else, otherwise the same brown lines bleed through within a season or two.
- The back half is younger than the frontAlmost every house here has had something added: a rear extension, a sunroom closed in, a garage turned into a room. Inside that means plaster from the twenties in one half and modern board in the other, and the two drink paint at different rates. Outside it means two materials meeting at a corner. Both are fine to finish, they simply have to be prepared as two jobs and come out looking like one.
- Shops below, someone living aboveAlong High Street the ground floor is a business and the floor above is a home. Painting either one means working around trading hours underneath and residents upstairs, usually with nowhere to unload. It is a shop job and a house job at once, and it is worth planning it that way from the start.
Painting a flat, not a house
A unit is not a small house. Most of what makes it different has nothing to do with paint, and all of it is settled before the first day.
- What is yours to paint and what is notInside your own walls is yours. The front door facing the corridor, the balcony ceiling and the outer walls usually belong to the building, and those need the owners corporation to agree. Worth knowing which is which before a colour is chosen rather than after the tins arrive.
- Everything is carriedThere is no driveway to back onto, and nothing outside the door where a ladder can live overnight. Tins, sheets, ladders and rubbish all travel through a shared entrance or a lift. That shapes how a day runs, and it is the reason a flat is not automatically cheaper than a house with the same floor area.
- The building sets the hoursMany blocks limit when noisy work is allowed, and sanding is noise. We find out what the building permits before promising a start date, instead of hearing it from a neighbour on the second morning.
- A flat goes through in one runRooms in a unit run into one another and the same ceiling line carries from the entry through to the living area, so there is no clean place to stop halfway. In practice the whole flat is done as one sequence, and the thing worth planning is where you sleep and eat while it happens.
- Some of the damage is the building talkingCracking along a wall junction, a stain on a ceiling under somebody else's bathroom, paint lifting in one corner of one bedroom. Filling and coating those will look right for a season and then return. We will tell you which marks are surface and which ones are the building telling you something.
Work we have done in Preston
A whole unit taken through in one run, ceilings, walls and joinery together.
An apartment repainted end to end
This was an older flat rather than a new one, and the walls showed it: chips, dents and cracking through most of the rooms. All of it was filled and sanded flat while the place was still bare, which is the stage that never photographs well and eats most of the week. From there the place went through as one sequence, ceilings first, then walls, then window frames, doors and skirtings. The colour moved off a flat builder's white into a warm greige with every trim held in white, which lifts the ceiling line in rooms that are not especially tall. The frames marked before are the flat mid job, floors sheeted and tins out, because that is what it looked like for most of the week.

Painting services in Preston
The same range we bring to any Melbourne home, whether the job is one room or the whole house inside and out. In Preston it splits two ways: trim, eaves and steel windows on a brick veneer one week, a whole flat carried up a staircase and repainted room by room the next.
