What Eltham houses ask for

  • Mud brick is not a wall you paintEltham has more earth built houses than anywhere else in Melbourne, and the whole point of that wall is that it breathes and shows its texture. Sealing it with an ordinary wall paint traps moisture inside and looks wrong besides. Where a mud brick wall needs anything at all it is a breathable finish or a penetrating sealer, and often the honest answer is that it needs nothing and the timber around it is the actual job.
  • Exposed beams, posts and ceilingsRecycled hardwood beams, timber lined ceilings and heavy posts are the signature of these houses. Most of it was never painted and should not be: it is oiled or clear finished so the grain still reads. That is a different trade to rolling a wall, and it is slow, because every face of a beam is a separate surface.
  • The bush is hard on the outside of a houseBlocks here are treed, damp underfoot and shaded for much of the day. North facing timber cooks in summer while the south side never dries out. That combination splits the sunny side and grows lichen on the other, so the two elevations often need different work in the same visit.
  • Windows and doors take the worst of itLarge timber windows and glazed doors facing the garden are what these houses were designed around. In this setting the sills and bottom rails are where water sits. Sanded back, soft timber cut out and made good, then finished properly, they last decades. Coated over, they rot quietly behind the paint.
  • Fire is part of the conversation hereThis is a bush setting and many owners think about ember protection when they think about maintenance. We are painters, not fire consultants, so what we do is straightforward: we work to the products and specifications you or your building surveyor ask for, and we do not make claims about ratings that are not ours to make.
  • Interiors are darker and want warmer coloursTimber lined ceilings, deep eaves and tree cover mean interiors here get much less daylight than a suburban house. Cold whites go grey and lifeless in that light. Warmer whites and deeper tones hold up far better, which is why so many of these rooms end up in olive, clay and warm off white.

Timber that should not be painted

Half the surfaces in an Eltham house are better oiled or clear finished than covered. This is how we work out which is which.

  • If the grain is the feature, it stays visibleBeams, posts, lined ceilings and hardwood joinery. Cleaned back and finished clear or oiled, not painted.
  • If it is exposed to weather and already coated, it gets recoated properlyDecks, handrails and window frames that have been finished before. Stripping them back to raw is usually more damage than it is worth.

  • Mud brick usually wants nothingIf a wall is sound, the honest advice is to leave it and spend the money on the timber and the windows, which are what actually fail.
  • The south side gets treated before it gets coatedLichen and mould on shaded timber are killed and washed off first. Anything else is a coat sitting on top of something that is still alive.
