- Salt and wind, not just sunMornington faces open water, and the wind carries salt inland well past the streets you would expect. Salt settles on a wall, holds moisture against it, and works under the coating from the edges. Paint that would last comfortably in the eastern suburbs gives up years earlier here, and it fails from the seaward elevation inwards. Washing that off properly before anything else is the single step that decides how long the job lasts.

Old sheeting is washed and sealed rather than sanded, because that surface is not one to disturb.

A closed house with no airflow and coastal damp grows mould in the corners of ceilings, in wardrobes and behind furniture, and the paint film gets soft where it stays wet. Painting over that gets you a few months. It has to be treated and the surface dried out, and the room ventilated properly while the work is on.

Deck boards take foot traffic as well as sun and salt, so they take a deck coating, not the same finish used on a handrail beside them. Getting that wrong is why so many decks look worn through in patches within two summers.

Most exterior work goes better in the shoulder months, when the surface is dry, the temperature is steady and nobody is trying to enjoy the deck you are standing on.

- Between tenants or between seasonsIf the house is let out over summer, the work fits the gap. Empty is easier and faster for us, which is worth saying out loud rather than hiding in a quote.
- One trip, everything at onceWhen a house is only visited occasionally, it makes sense to do the deck, the exterior, the metal and the rooms that need it in a single visit rather than three. The access and the setup are the expensive part, not the paint.
